Thank you! Our rendezvous with the hauler is at noon. I have Bitey's old shed ready for her and have been letting the grass grow in that paddock so she'll be able to do some grazing (no doubt the others have been eyeing it hungrily, lol).
I wonder if she'll remember Roz and Snowy?!

Postponed! Hauler had a flat tire. We're shooting for tomorrow or Monday. I'm a nervous wreck, lol!
In other news, Numb found a nice piece of property for sale only 5 miles from his house. It's nearly twice as big as the one I have now, it's flat instead of on a hill, and it's already set up for horses! It couldn't be more perfect if I had custom-ordered it! The price is, *gulp,* but I'll be talking to the realtor tomorrow. A girl can dream, can't she?!

Well, this property would be perfect, but having been debt-free for almost 10 years, I'm vaporing at the thought of signing a mortgage at the ripe ol' age of 51! OTOH I could probably swing the payments, I'd save a lot of gasoline (which certainly isn't getting cheaper), and the girls would have actual pastures and a much nicer barn. And I'd have room to add Jewel and Bionka to the herd someday ... so yeah, if I can swing the financing, I may have to go for it!

Shady's home! She walked onto the trailer with a gentle nudge from the Skidsteer (heh) and back off again without any problems. She has a history of foot problems, and went lame after being trimmed last week. The hoof trimmer seemed to think she would do OK if we dried her off and kept her on a dirt lot (which is, of course, what we've got, lol). In other news, we took a look at that property, and it was everything I have ever dreamed of! I actually broke down crying wishing Bitey could have lived to see it. Of course we don't have it yet, lol -- we're waiting to ask the realtor a couple more questions before possibly putting in an offer. I told Numb I will work my fingers to the bone for the next 15 years if it means I can buy my girls that lovely, lovely pasture!
Edited to add: my boss and his wife are only charging me $600 for Shady. She's a big cow ... I *know* they would have gotten more than that for her at the sale barn! God bless those people; they are so good to me.

I know that feeling when it’s HOME. I have a fancy house I like but the flat 2 acres with a trailer is that for me. Also, there’s no rule that we can’t get a 20 or 15 year loan or throw money at it. I think if the girls love it you will. In any case good luck with it!

I went out to put a fan in her garage house. She's in there chomping on a roll of sump pump hose, I assume because it makes funny noises. I came back with the fan and she has a big plastic mortar pan off the wall flipping it around. So I put it all back, and start hooking up the fan and tying it to the roof beam. A large tongue licked me in the face. I tried to lure her outside (the door is open, a sea of grass is right outside) she won't go. I temp her with a handfull of grass.... she stands inside and chomps the air, and snakes her tongue out as far as she can but wont go out. She eats my grass bait, stands there and moos at the yard. I poked her with a fork to convince her to go out there, but no, she turns her crippled butt around and wobbles out the back door where there is no grass and a water tank.
Roz stood at the top of the hill, mooing in protest that the new odd cow won't come up the hill to play. She came down, mooed at shady, then scampered (cows do actually scamper) back up the hill like a giant goat and mooed again.
Shady is only mildly interested.... she waddles back into her garage to look at the front yard. I cut her a pile of grass before I left. I'm sure she will not attempt an escape.

They haven't given us a hard "no" yet but it seems the bank thinks I don't make enough money based on what I earn from my farm job. My investment income is a little harder to document, and they want to see copies of my tax returns for the past couple years, which I had to request from the IRS because, like an idiot, I didn't make copies before I filed. So we won't get a definitive answer for a week to 10 days. It sucks because I could swing the payments with no problem ... grrr.
Anyone wanna loan me $50,000?

OK, they gave us a hard "no" but I'm working with a different bank now. Told Numb I won't quit until I either run out of banks or the property is sold to someone else! In other news, Shady finally started venturing outside on her own. She's motoring all over the place now, actually. I think her feet are feeling better. I feel bad for her this weekend, though ... no more TMR until I go back to work on Monday. She doesn't seem interested in eating hay, and didn't like the pellets I feed the other cows over the weekend. I had Numb pick up a bag of sweet feed at TSC -- thought I'd try mixing it in with the pellets. She's too skinny, but Roz was, too, when she came to us, and she's fat as a tick now.

I'm sure she'll adjust, willowgirl. She just needs a little time. She isn't sure if this is real yet! Keep trying to get that mortgage! If you are comfortable swinging the payments, find a way to prove it. It's funny though. Back when we were thinking about selling our place, the bank approved us for a loan of $400,000! Hubby and I almost died! There was no way we could have made those payments. What were they thinking? Obviously, we decided to stay put and we're glad we did because the economy took a nose dive less than a year later and hubby's business income dropped to half what it was. We would have lost our shirts if we had believed that banker. No wonder we had that big "market correction" and the "real estate crash" a few years back, if these are the people deciding who can afford their payments!

I'm going to talk to another bank in the morning. Wish me luck! Shady continues to do well. She isn't gimping at all now! She's eaten down all of the grass and the choice leafy parts of the weeds in her paddock. She decided pellets were palatable with the addition of a little sweet feed. The temperature was in the 90s today -- I'm so glad we brought her home when we did! Her shed gets a nice crossbreeze, plus she has her own personal fan running 24/7, lol.

willowgirl, You might check with some farm lenders. They are often more creative. Around here if you want land with no house you pretty much have to have 20% down...

Thanks Melissa. I can swing the downpayment. AgChoice is the big farm lender around here, but they shot me down because my income was too low. A corporate bank was OK with my income but had a problem with the property. They'll write loans on bare land, but it has to be truly bare ... no structures, so I'd have to tear that perfectly good barn down to close the loan. WTF? The bank we're currently working with is OK with my income, but considers the property 'developed' (because of the barn) and requires it to have water, electric and sewer/septic. Two out of three ain't bad?? (It has electric and public water, but I believe -- checking with the agent right now -- that public sewers are not available in that area. It's never been perc'ed. I've asked the loan officer if they would accept a good perc test in lieu of an actual sewer or septic system? I have no real need for either, as you can't exactly toilet train a cow! (Would that I could, lol.) The loan guy said he would have an answer for me by Friday. Sigh. Frustrating!
The good news is that AFAIK, no one else has put in an offer on the property yet, and the longer it's been on the market, the more likely it is that the owner will accept an offer. Still hoping!

Shady Lynn the Dancing Cow!
Shady was jogging around her paddock today while Numb and I were cleaning her shed, so I got Numb to make a video of her with his phone. It's hard to believe only two weeks ago she was culled from the dairy for bad feet! Retirement seems to suit her, lol.

Aww, thanks for the kind words! We love our girls. It makes me happy to see Shady showing a bit of spirit, as the life of a dairy cow can be hard work and she struggled a lot with her bad feet. So it's nice to see her enjoying her life now. Shady reminds me a lot of Bitey, so it's been great having her here ... it's almost like having my darling Bitey back again.

Good news! The latest bank is willing to work with us! I'm waiting 'til 9 to call the realtor and put in our offer. This bank wants 25% down, so we're going to have to obtain a bit of concession from the seller to make the numbers work. Everybody keep your fingers crossed!
Roz and Snowy will have so much fun running around that big pasture. They are young frisky things yet, but can't run very far at our place without hitting a fenceline or sinking up to their briskets in mud! Hopefully ...

Well, we put in an offer at $68K. The realtor said there was another low offer already and the seller didn't bother to counteroffer. So she may not be all that motivated; I don't know. Guess we'll wait and see ... since we don't have much other choice, lol.
