If you said the words "tiny house" then they probably jacked up the minimum to chase you away. They know that a tiny house will have no resale value if the have to foreclose on the loan and they will have much less recourse than if you were building an actual house.

gibbsgirl, The only problem with that is that I have to be out of here within 6 months. No time to save. mollymckee, I didn't think of that. But, I figure I'll toss a few more ideas at you in case they might help you figure out a way to get it with cash on hand. Ask a family member to give you a loan. Y'all can write it all out and signoff onba schedule that can be calculated with online tools. Changing your claims on your paycheck can lower your taxes being withheld. If you get a tax refund anyway, you could increase your take home pay now to get the money now. Consider selling anything and everything you don't want or need or don't plan to move to your new place anyway. Craigslist and yards sale profits can add up. Consider looking for side work, cleaning, baby sitting, anything you can do. A lot of ball clubs will pay someone to mow their fields once a week this time of year because parent volunteers are like finding unicorns, lol. Change your spending for groceries, clothing, even cut back on gas and ulitily useage. $10,000 is a lot, but pulling in money a few bucks to even a few hundred bucks a week can really add up, especially over six months. If what I'm suggesting doesn't fit what you can do or you're already doing it, I apologize. But, I figured I'd toss it up here anyway. Maybe it'd spark ideas for another member dealing with money challenges. Lord knows, we all have them!

Thanks gibbsgirl! I appreciate it. I can use all the ideas I can get! My mom is going to give me a loan, but just enough for a down payment. I think I have a lead on a job! Wish me luck. My low income is the issue right now, not my credit so a job would make the difference.

Have you looked into borrowing from a land bank (ag farm credit bank)? I don't remember if you are in Texas, but we got our loan from Texas Land Bank which is now Lone Star Ag Credit. You might also try Capital Farm Credit. These companies specialize in loaning to the rural customers that regular banks are not interested in. I'm not sure what their guidelines are as far as how much land you have to be buying. Doesn't cost anything to call and ask. If they can't help you, they might be able to point you in a direction of someone else who can.
