Never use silicone on exterior application that you want to be permanently sealed. Use a urethane product, NP1, geocel 3300 and the like. they will bond and stay flexible in extreme conditions. Do not use bull, tar, black jack etc on metal roofs. these products will fail over time as well as cause corrosion. some coatings such as Alum coats do have an asphalt base in them but because of the other components they will work on a metal roof. eternabond is a great product and has many applications but as with anything its only as good as prep work that goes into it. with any of the mentioned products you need to have a very clean area before any are applied.

My experience with silicone is that it eventually unseals. Same with tar because it eventually shrinks.
The best "roofing" sealant I've found is ... forgot what it is called ... a "mesh" tape (4" wide rolls) and the white rubbery substance one uses to coat the roof of trailer houses (Use 2 coats letting first one dry before 2nd is placed.) When I put the first coat of white stuff on and laid pieces of the mesh "into" it over certain spots AND THEN (after it all dried) put the 2nd coating of white stuff on, that makes a seal that is hard to beat. Sorry I cannot remember the names of these items.

James that URL certainly made the silicone system it is advertising sound good. Have you actually used it and know from experience it will STAY connected to what it is attached to, i.e. like the "sides" of that roof not just the floor of it? If so, I'm thinking it would be useful for trailer houses as well...Would be nice NEVER HAVING TO COAT THE ROOF OF THIS TRAILER AGAIN.

Gaco, Is a good Product and will work, The Silicone caulk will not work for very long. These are 2 completely different products. There are several coating systems on the market and the all do the same thing for the most part. Personally HYDROSTOP would be a system that will fix your issue but cost is a major factor is it done according to design it runs approx. 350.00 a sq for foundation, fabric, top coat. It has a 10 yr warranty that is renewable with a new topcoat every 10 years. It is one on the best systems out there.
