Ok I have a chance to buy 40 acres 50 miles from here. It is in the county but close enough to town they have sewer system running through it and can see the school from the property.
It is divided into 3 fields, it has Honey Locust in Fence Rows and small ones coming up in the fields. Has a year round spring running through the middle.
At present has a few Deer and Turkeys. With Food Plots can have plenty for what I want.
There is a Chicken House I have fixed up to stay in. It is my Sons and I have hunted there before.
I can still hunt there long as he owns it I just can't do anything to draw more Game in because he is letting a neighbor run cattle on it.
My main concern is it being so close to town.

Awfully close to town for hunting. Might be a great investment, but I'd poison those honey locusts ASAP. LOL; before I knew better I cut one down and burned it. The next Spring I had a honey locust thicket where all the roots had sent up suckers
If they decide to take it into the city limits will that end your hunting?

Yes it would end my hunting and there is a good possibility of them taking it into the city. The City is real close I can be at one end of the place and see a Housing Development and Water Tower just across the field. Close enough if they have Football Game at the school I can hear it pretty clear.
The only thing is it would give me private land to hunt on but I don't mind hunting Public Land which I have best in the state by our Cabin up North of here.

I wouldnt, too close to town. All's it takes is one bad neighbor too make it not worth the hassle. I would hunt it though as long as you still have the opportunity.

It would make Good Investment Property. Divide it off and either build Houses or just sell Lots.
