We have a farmer that wants to lease our property that we purchased last September. What is the going rate per acre. Yes I know it varies by state. It is about 30 acres, previously planted in corn. Just trying to get a general rate. TIA. Oh and we are in Michigan. Thanks

Has he suggested a price? Does he lease other property besides yours? If so, he'll likely pay you the same rate. I'd just ask around the local area, someone should know. We lease out 105 acres to a rancher but he pays per head per day so different than crops. Make sure you put everything in the lease agreement concerning fencing, sprays,equipment etc. The devil is in the details!

If you still have a county agent ask them. I would ask several local farmers, or if you have a locally owned feed store or livestock auction they would have a good idea. In many areas land rental rates are going down, as grain prices are down, but it is going to be area specific.

I use to rent pasture. My payment to the owners was keeping the ground cleaned up and fence in good order. Both sides were happy. Definitely see what others in the immediate area are doing. Ask the farmer what he is willing to pay.

well the neighbor entered some deal with a guy,not sure on specifics... they did a no till corn planting on salvageable pasture. I can tell you yield was poor,ground left in poor shape. They just had a moving sale and word is he lost every thing. Hows this guy going to treat you land? whats his management technique? the neighbor may of financed the whole debacle himself. I had hoped he would move on, maybe not under such circumstance. but it was piss poor planning. dont just worry about dollar per acre, worry about how your lands left. oh did I mention the idiot spraying round up in the wind, blowing our way. and just before a rain storm, every thing runs this way... ahh neighbors.

There is about as many different lease agreements as there is leases. you might even want to check into a crop share arrangement, where you share in expenses for a share of the crops. Checking with your local extension office is a good option for information.
