The master condo policy (exterior only) where I live has gone from about 20k to over 120k in 5 years. On the north shore of Lake Pontchartrain (New Orleans) I have friends paying 10k a month for insurance.

Mr. David, what on earth do those friends of yours do for a living that they can afford that insurance rate?
When I was a teenager, probably in 1966, I went with my folks to New Orleans using the causeway when it was still just 2 lanes wide. It was a cloudy, windy overcast day so on the horizon gray sky melted into gray choppy water and from the middle, you could only see that grayness. It was not a pleasant experience for me but at least it was sunny on the trip north.

The people in this particular area are all owners or CEO’s of business. There are $1,000,000 homes +. Close enough to the coast (south of Interstate 10). Rates on a normal family home can be $5k-$10k per year. My mother was paying $4k per year on a normal $200,000 home in Vermillion Parish, Louisiana in 2006. We live in a high risk area, we must pay the price. I live very close to the beach. I hate sand but I take a drive on Beach Boulevard every chance I get. It makes me feel like I’m on vacation.
I wish you had been crossing Lake Pontchartrain on a nice day. It’s beautiful. Twenty some odd miles of sun and water. It’s one of the few things I enjoy about a trip through New Orleans. I said through as I never go to New Orleans even though it’s only 40 miles away. I pass through when I have no other choice and I don’t stop for anything other than traffic lights and stop signs. Even those make me nervous.

On our return trip, we did have nice weather. I'm more of a mountain person myself.
I'm not a fan of cities. If it has more than 2 traffic lights, it's a city...

I guess our little Village would be a city to you mogal, we have 5 traffic lights. We are a vacation Village with many people who come out for the summer. We Villagers like the winter and fall months best, because it's much more quiet. It really is beautiful here if coming in from the East because there's a long, two way lane road that overlooks the Sound and it is a very peaceful feeling. We have deer running across that road from a wooded area onto the beach and they swim to the Creek side. We have many Ospreys here and they're having babies now. We also have the Eagles that returned after many years. If I stop and think about it, it really is very beautiful here and I'm blessed to live here.

We have zero lights and zero cops. More people than deer, but probably not a lot more. There are houses across the street and nothing but ranch land behind them. Lots of humming and other birds. Our yard is probably in the top five for butterflies.

Well, I guess I won't complain about the cost of homeowner's insurance going up here! Holy smokes, I don't envy those people paying those kind of prices either.

It costs me about the same to insure just the interior of a 470 foot condo on the coast as it did to totally insure a 4 bedroom, 2000 square foot house plus a 6 car heated garage in Wisconsin. And I live a good 1 1/2 miles north of I-10. I could afford a house on the beach but not the insurance!
